Does Northwest Coastal Housing (NWCH) provide Rental Assistance?
No. Our housing units are rent restricted based on income. Please contact our onsite Property Management staff at 541-996-7667 or obtain an application at 3340 SE Harbor Drive, Lincoln City, Oregon 97367.rent-restricted
Do you accept people with evictions?
Generally, applicants with evictions in the last 3 years are not eligible. However, this varies by each property's Screening Criteria. Applicants with prior evictions who are Ready to Rent graduates may be considered
Do you accept Section 8 Housing Vouchers?
Yes! NWCH and SRLP accepts Section 8 vouchers. Once applicants are at the top of the waiting list, the applicants must pass screening in compliance of the Screening Criteria, through a third party screening agency and the Property Management. The Community Manager will also conduct a certain level of the screening and upon approval of the Rental Application will coordinate the move in process.
What if I have a criminal background?
Each property has its own screening criteria in regards to acceptance or denial of applicants with a criminal background. Please refer to the Screening Criteria of the specific property you are applying for.
How many people are allowed per bedroom?
NWCH/SRLP goes by HUD's occupancy standards which allow two people per bedroom plus one for the unit. A bedroom consists of a closet, a window for egress, and space for sleeping. Please see the following chart:
- 1 Bedroom-Minimum 1 person, Maximum 3
- 2 Bedroom-Minimum 2 people, Maximum 5
- 3 Bedroom-Minimum 3 people, Maximum 7
What is Reasonable Accommodation?
Under the Fair Housing Act, housing providers are required to consider making adjustments to policies and/or rules (a Reasonable Accommodation) for people with disabilities to enable them an equal opportunity to enjoy housing. This obligation has limits. If the disability is not obvious, regulations allow a landlord or housing provider to request verification for the disability and the need for an accommodation from a qualified professional. Reasonable Accommodation requests are reviewed on a case by case basis.
Do I have to sign a lease?
Certain properties require an initial lease of twelve (12) months. All other NWCH/SRLP properties use a month-to-month rental agreement.
How do I apply at specific properties?
The Yaquina Breeze Apartments is by referral only. It is a dual diagnosed facility. Please contact the Lincoln County Mental Health Department to obtain more information and get on the waiting list.
